General Booking Terms and Conditions
Contents
1. Booking contract ↑
Who you are booking with
Sealand Villas is the trading name of GESTIÓN Y MANTENIMIENTO DE VILLAS S.L., whose address is Calle Joan XXIII, 104, 07460 Pollença, Spain, and whose Spanish tax identification number (NIF) is B57139149.
In these terms and conditions, “Sealand Villas” and “we” refer to GESTIÓN Y MANTENIMIENTO DE VILLAS S.L.
When you book accommodation with Sealand Villas, you enter into a contract for your stay with GESTIÓN Y MANTENIMIENTO DE VILLAS S.L., even if the accommodation belongs to a third party. GESTIÓN Y MANTENIMIENTO DE VILLAS S.L. acts in its own name and manages your booking and your stay.
Acceptance and confirmation
By making a booking, you accept these terms and conditions as the lead booker. You agree to communicate them to everyone included in the booking and to provide us with the details of everyone who will be staying at the accommodation, following the instructions we provide before arrival.
Your booking will be confirmed when we send you the booking confirmation email.
2. Price ↑
Before you complete your booking, we will show you the amount payable to Sealand Villas in euros, together with the taxes and services included.
All payments to Sealand Villas are made in euros. The amount charged in euros will be the amount shown when you complete your booking.
We may change the prices published on our website, but these changes will not affect bookings that have already been confirmed.
3. Tourist taxes ↑
Tourist stays may be subject to local or regional taxes, depending on where the accommodation is located:
- Accommodation in Mallorca (Balearic Islands): the tourist tax is included in the total price shown before you confirm your booking.
- Accommodation in other destinations: where a tourist tax applies, it is not included in the amount you pay when booking and must be paid separately.
We will indicate whether a tourist tax applies on the page for each villa or apartment and before you confirm your booking.
4. Special offers ↑
Special offers apply only to bookings made directly through our website, subject to the terms and conditions of each promotion.
If you subscribe to our newsletter, you will receive an additional 5% discount, which can be combined with both a special offer and the non-refundable rate discount.
Before you complete your booking, we will show you the discounts applied and the resulting total price.
5. Special requests ↑
If you have any special requests, please let us know before or when you make your booking. We will do our best to accommodate them, but we can only guarantee them if we expressly confirm them by email.
Requests we have not confirmed do not form part of your contract. If we are unable to accommodate them, this will not constitute a breach of contract on our part.
If a request is essential to your stay, please contact us before completing your booking so that we can check whether the accommodation meets your needs.
6. Payment ↑
You can choose from the rates available for your stay. Before you complete your booking, we will show you the total price, the amount payable at the time of booking and the due date for the remaining balance.

If you book on or after the balance due date, you must pay the total price at the time of booking.
Non-refundable rate

If you book on or after the balance due date, you must pay the full discounted price at the time of booking.
Failure to pay
If we do not receive the remaining balance by the specified deadline, we may cancel your booking. In that case, the cancellation conditions for your chosen rate will apply.
7. Security deposit ↑
Some properties require a security deposit. Full details of the amount, payment and refund are available in the “Rules” section of the property page, below the calendar and before you confirm your booking. The security deposit is separate from the price of your stay.
8. If you wish to change your booking ↑

| 50 days or less before arrival | 100% |
The percentages are calculated on the total booking price.
If you have paid more than the applicable cancellation charge, we will refund the difference.
10. If we need to change your booking ↑
It is unlikely that we will need to change your booking, although we plan stays many months in advance and changes may arise. Most changes will be minor, and we will let you know as soon as possible. Minor changes will not, in themselves, entitle you to compensation.
Significant changes include moving you to a different resort area or reducing the standard of your accommodation. If a significant change occurs, you can choose to:
- Accept the alternative accommodation we offer. If its price is lower, we will refund the difference.
- Cancel your booking and receive a full refund of all amounts you have paid.
11. If we have to cancel your booking ↑
If we have to cancel your booking due to exceptional circumstances or force majeure, we will offer you alternative accommodation of a similar or higher standard, subject to availability. If we cannot offer an alternative or you do not accept it, we will refund the full amount paid for your booking, following confirmation by email.
If your booking is cancelled due to non-payment, the conditions in the “Payment” section will apply. In any other case, you will receive a full refund of all amounts paid, without prejudice to your statutory rights.
12. Access to the accommodation during your stay ↑
Routine maintenance: Gardening and pool maintenance staff may access the villa without prior notice to carry out routine tasks. Cleaning is always carried out on the day previously agreed or booked.
Issues or faults: If an issue or fault arises, please leave the keys in the key safe so that maintenance staff can access the property and carry out any necessary checks or repairs. Wherever possible, we will notify you in advance.
13. Issues and complaints ↑
If you experience any problems with the accommodation, its facilities or services during your stay, you must report them as soon as possible through your booking. Your booking confirmation will include a link allowing you to access your booking and report the issue. The information will be sent directly to us so that we can follow it up.
Issues will be dealt with during the following hours:
- High season (1 April to 31 October): Monday to Saturday, 09:00–17:00.
- Low season (1 November to 31 March): Monday to Friday, 09:00–17:00.
- Public holidays: 09:00–14:00.
Outside these hours, you must contact our emergency telephone helpline if there is an emergency. Non-urgent issues will be dealt with during the hours stated above.
If you cannot use the link, you can contact us by telephone or by email at assistance@grupmc.com. You may also notify the office or the local representative of the complex, who will do their best to help you at the time.
For technical problems, we will send our maintenance staff or other authorised persons to assess and resolve the issue. The emergency helpline does not provide a guaranteed 24-hour maintenance service; non-urgent problems will be dealt with and resolved as soon as possible.
If the issue cannot be resolved during your stay and you wish to submit a complaint afterwards, you must do so in writing within 28 days of leaving the accommodation. The complaint must be submitted by the person who made the booking; we will not process complaints submitted by third parties on their behalf.
If we offer you compensation during your stay or within that period and you reject it, we ask that you notify us of any further request for compensation within 28 days of leaving the accommodation.
14. Our responsibility to you ↑
The accommodation descriptions and information on our website have been prepared by our team following visits to the properties.
Issues affecting utilities and equipment at the accommodation, together with the steps we will take to address them, are explained in the “Issues and repairs” section.
We are not responsible for contractual claims relating to external services, such as flights or insurance, that you book directly with other companies.
Excursions or other activities that you choose to book or pay for during your holiday do not form part of your accommodation booking with Sealand Villas. If you book them directly with another operator, your contract will be with that operator. We are therefore not responsible for their organisation or for the operator’s provision of those services.
15. Your responsibility during your stay ↑
You are responsible for using the accommodation, its facilities, equipment and outdoor areas appropriately and respectfully, and for complying at all times with the rules and conditions applicable to the property.
Parties, events, celebrations or other activities that may disturb neighbours, damage the property or involve improper use of the facilities are not permitted. You must also avoid behaviour that may disturb the peace of the area or cause a nuisance to others.
Quiet hours are from 14:00 to 16:00 and from 00:00 to 08:00. During these periods, please avoid noise, loud music, shouting or any other activity that may disturb neighbours or the surrounding area.
Outside these hours, noise must also be kept at a reasonable and considerate level. As the lead booker, you are responsible for ensuring that all members of your group and your visitors comply with these rules throughout your stay.
The number of people staying at the accommodation must never exceed the number of guests stated in the booking or the property’s maximum occupancy. Additional people who are not included in the booking and whose details have not been duly provided for registration are not permitted at the property, even temporarily.
16. Incidents during activities not included in your booking ↑
If, during your stay, you or a member of your group suffers an injury or illness, or a death occurs, as a result of an activity that does not form part of your booking with Sealand Villas, we may offer guidance and assistance to those affected or their families, as appropriate and insofar as we are able.
17. Early termination of your stay and damage ↑
As the lead booker, you are responsible for your own conduct and that of the other members of your group during your stay.
If you or any member of your group engages in serious misconduct, we may terminate your stay. This includes threats, physical assault, insults or verbal abuse directed at our staff.
If you or any member of your group intentionally, recklessly or negligently causes damage to the accommodation or other property, or injury to another person, you must cover the resulting losses and any expenses arising from that damage or injury that we can substantiate, including any applicable legal costs. If serious damage or injury occurs, we may report the matter to the relevant authorities.
18. Travel insurance ↑
We recommend that you and the other members of your group have suitable travel insurance for the entire duration of your stay. If you choose to travel without insurance, you will be responsible for any personal expenses you incur that an insurance policy might otherwise have covered.
19. Travel documents and entry requirements ↑
It is your responsibility to check that you and the other members of your group have the necessary travel documents and meet the visa and entry requirements that apply to you. Before travelling, check the applicable requirements with the relevant authorities, embassy or consulate.
Sealand Villas is not responsible if you or any member of your group is unable to travel because these requirements have not been met.
20. Building work ↑
Building work and the associated noise are sometimes unavoidable in tourist areas. We do not control this work and are not always given advance notice of when it will begin.
We will notify you as soon as possible if we consider that the work will affect your stay. If we expect it to have a significant impact, you may exercise the options set out in the “If we need to change your booking” section. Work carried out by parties unrelated to Sealand Villas or our suppliers will not, in itself, entitle you to compensation. If the work is carried out by us, one of our suppliers or someone acting on our behalf, we will accept responsibility as applicable. This does not affect your statutory rights.
We also have no control over work carried out by third parties that may begin during your stay. If it affects you, please notify our local team immediately. We will do everything within our power to try to stop the work or reduce the disturbance.
If we cannot stop the work or sufficiently reduce the disturbance, and it significantly affects your stay, we will offer you alternative accommodation of the same or a higher standard, subject to availability. If no suitable alternative is available or you do not accept it, we will inform you of the options available in light of the circumstances and your rights.
21. Damage and breakages ↑
You must report any damage or breakages that occur during your stay to our local team as soon as possible. Where applicable, and provided the cost can be determined before your departure, you must pay for them before you leave.
If you have paid a security deposit, we may use it to cover the cost of damage or breakages caused during your stay. We will notify you of the damage identified and the amount deducted from the deposit. If the cost exceeds the available deposit, we will contact you to request payment of the difference.
We may also seek payment for damage or breakages that you did not report during your stay and that we discover after your departure.
22. Data protection ↑
We process the personal data you provide to manage your booking and deliver the services you have booked. We apply security measures to protect your data and only share it with companies that need to be involved in managing your stay.
We will also disclose data to the relevant authorities where there is a legal obligation or a valid request, including any guest details we are legally required to register.
We will not share your data with third parties for their own commercial purposes without your consent. You can find information about how we process your data and how to exercise your rights in our privacy policy.
23. Information published on our website ↑
We publish information on our website in good faith and make every effort to keep it up to date and free from errors. However, typographical errors, availability errors or other inaccuracies may occur. We may correct or update the information published at any time without prior notice.
We may also replace or update photographs of the accommodation, its facilities and services to provide more recent, accurate or higher-quality images. A new photograph does not necessarily mean that the property has changed.
If we identify an error that affects a confirmed booking, we will contact you to explain and, where appropriate, offer you the applicable options.
24. Accommodation features and equipment ↑
Tourism registration
The properties we offer have the tourism registration or authorisation required under the regulations applicable to their destination. You will find each property’s registration number on its page before booking.
Properties intended for long-term stays do not have tourism registration.
Services included in the price
The rates advertised on our website include your stay in the selected villa or apartment, water and electricity consumption, bed linen and towels, and final cleaning. Where expressly stated in the property description, they also include the use of air conditioning and cleaning during your stay, subject to the conditions below.
Cleaning during your stay
Some properties include a cleaning service during your stay. You must select this service during the booking process so that we can schedule it. If you do not select it, cleaning staff will not visit during your stay.
- Stays of 5 to 7 nights: a light clean of the floors and toilets.
- Stays of 8 nights or more: a light clean of the floors and toilets, with a change of towels and bed linen. For stays of 9 nights or more, the service will take place between the seventh and ninth day of your stay.
If you have already booked without selecting cleaning, you can check whether it is still possible to arrange it by emailing clean@grupmc.com no later than three weeks before arrival. We will confirm whether we can provide the service.
Not all properties offer cleaning during your stay. Please check the “Included services” section of your villa or apartment’s page before booking.
Air conditioning and heating
Air conditioning and heating are only available at properties whose descriptions expressly state this. Not all properties offer these facilities and, where available, they may not be installed in every bedroom.
Their operation varies by property. Units may operate at fixed times, for example from 14:00 to 16:00 and from 20:00 to 08:00, totalling 14 hours per day. These times cannot be changed at a guest’s request. Other properties have smart systems that automatically regulate their use.
Each property description specifies which rooms have air conditioning or heating, the type of system installed and, where applicable, its operating hours. Please check these details before booking. Units may be fixed, wall-mounted, floor-standing or portable.
Equipment and television
At the start of each season, we carry out a full inventory with the owners to check the equipment and prepare the properties for guests’ arrival.
Most properties have a television and entertainment equipment, such as a hi-fi system. Most also have a washing machine, dishwasher, cooker and oven; many also have a microwave and air conditioning. The specific equipment provided at your accommodation is listed in its description.
Most of our properties have a television with a satellite receiver.
The channels available vary by property and may include numerous channels in German and other languages, as well as a limited selection of Spanish channels.
In many properties, only a few English-language channels are available. Their availability has been affected by changes to British broadcasts and reception limitations outside the UK. Many villas receive a selection of channels through a local digital satellite system, mainly local and European channels. In some properties, when reception conditions are favourable, BBC1, BBC2, ITV1, Sky News and other English-language television or radio channels may be available. Reception of these specific channels is not guaranteed.
Internet connection
Some properties have an internet or Wi-Fi connection. Its availability, speed and performance may vary depending on the property, its location, the number of connected devices and how they are used.
The connection is primarily intended for basic activities, such as checking emails and browsing the internet. Using several devices simultaneously or applications that consume large amounts of data may reduce its speed.
If you plan to work remotely during your stay or need a stable, faster connection, we recommend bringing your own internet solution, such as a portable Wi-Fi device or a suitable mobile data plan, to provide a more reliable connection for your needs. We cannot guarantee that the connection available at the accommodation will be sufficient for professional activities or video calls.
Welcome Pack
Some villas and apartments include a complimentary Welcome Pack on arrival. This is a small gesture to help you settle in and is not intended to cover your needs for the entire stay. Once you have used its contents, you will need to purchase any further supplies you require.
25. Services and additional charges not included in the price ↑
Pets
Pets are only permitted in villas expressly listed as pet-friendly on our website. These villas allow a maximum of one pet per booking, weighing less than 20 kg. No additional authorisation is required if these conditions are met.
A charge of €150 applies to stays of one to seven nights. From the eighth night onwards, an additional €22 per night applies.
These restrictions and charges do not apply to assistance dogs under the applicable regulations. To qualify for this exemption, you must provide the relevant documentation confirming the dog’s status as an assistance dog in accordance with those regulations.
Beach and pool towels
Beach and pool towels are not included. You can add them during the booking process, and we will show you the price before you confirm your booking. Towels provided for use inside the accommodation must not be used at the pool or beach.
Electric vehicle charging
If you plan to bring an electric vehicle, please let us know and request authorisation before arrival. Not all villas have a charging point or a suitable electrical installation.
You must not charge an electric vehicle using the property’s sockets or power outlets without our prior authorisation. If the villa has a suitable installation and we authorise charging, a charge of €100 per week per vehicle will apply. The specific conditions depend on the property.
Additional Welcome Packs
You can view the contents of additional Welcome Packs on the “Extras” page of our website. If you wish to add one to your stay, you can select it in the “Additional services” section of the booking form, where its price will be shown before you confirm your booking.
26. Before your arrival: guest registration ↑
The regulations applicable at your destination may require the details of everyone staying at the property to be registered, including minors where required.
Before your arrival, we will send you a secure link to complete online check-in with the required details of all guests. You must complete this registration before accessing the accommodation.
Once registration is complete, we will email you the arrival instructions no earlier than three weeks before the start of your stay. These will include directions to the accommodation, access details and other practical information for your stay. Please read them carefully before travelling.
27. The villa and its surroundings ↑
Noise and animals in the surrounding area
Villas in residential or rural areas may be quieter than those in tourist centres, but you may still hear vehicles, neighbours, birds and other animals.
In rural areas, there may be goats, ducks, cockerels, cats or other animals on the grounds or neighbouring properties. Even if they are some distance away, they may occasionally approach the villa or its outdoor areas. Their presence and behaviour cannot be predicted or controlled.
In tourist centres, you may hear noise typical of the location. Activity and noise levels in the surrounding area may also increase during high season.
Pool operation
Leaves, twigs and other small pieces of natural debris may fall into the pool during your stay, particularly in windy weather. Pool maintenance may not take place daily, so occasional debris between visits is normal. A pool net is provided at the villa for you to remove debris from the surface.
The pump and filtration system operate on a timer and do not run 24 hours a day. Being switched off at certain times does not, in itself, indicate a fault. Their schedule is designed to maintain water filtration and optimise energy consumption.
Bathroom plumbing
Many villas have a septic tank rather than a connection to the mains sewerage system, and most have narrow pipes. A septic tank may need pressure cleaning during the season. If cleaning is required during your stay, we will let you know the date and time and ask for your permission to access the property.
28. House rules ↑
Check-in and check-out times
You can access the accommodation from 17:00 on your arrival day. You must vacate it before 10:00 on your departure day. If you need to arrive earlier or leave later, please contact us in advance; this will only be possible if we expressly confirm it.
No smoking indoors
Smoking and the use of electronic cigarettes are not permitted inside the accommodation.
Rubbish
You must remove rubbish regularly and take it to the nearest collection point daily. Your arrival instructions will explain where the bins are and how to use them. This helps prevent unpleasant odours and the presence of insects or other animals. Bottles must be disposed of separately in the appropriate bins.
You must leave the villa free of rubbish when you depart. If our staff have to remove rubbish left at the property, a charge of €150 will apply for its removal and disposal.
Using the pool
For hygiene reasons and to help maintain water quality, you must shower before each swim. Please use sun creams, oils, tanning products and other body products in moderation: excessive use can make the water cloudy and require additional treatment.
Using the toilets
Only toilet paper should be flushed down the toilets. Septic tanks and narrow pipes can become blocked, and clearing blockages can be costly.
Keys
On arrival, you will find one set of keys in the key safe or provided through a similar arrangement. If the villa has a key safe, we recommend securely leaving the keys there whenever you go out to avoid losing them or locking them inside.
If you lose the keys or lock them inside the villa, a charge of €50 applies during office hours or €75 outside office hours. If we need to provide a replacement set, you must collect it in person from our office.
Cleaning products
For safety reasons, we do not provide cleaning products in the villas or apartments. If you wish to use them during your stay, you must purchase them and follow the manufacturer’s instructions.
If, exceptionally, you find any cleaning product or equipment that is not part of the Welcome Pack and has not been expressly provided by Sealand Villas, you use it at your own risk. We accept no responsibility for damage or accidents caused by its incorrect use.
29. Issues and repairs ↑
Water and electricity
Water and electricity supplies may depend wholly or partly on utility companies, public bodies or other external services. We are not responsible for outages, faults or interruptions caused by circumstances beyond our control, such as problems involving the electricity company, water supplier, local council or another responsible organisation.
If you report an issue to us, we will contact the relevant organisation and take the necessary steps to request assistance and try to resolve the problem as soon as possible.
Hot water and water heater capacity
The villa has electric storage water heaters with limited capacity. Once the stored hot water has been used, you will need to wait for the water to heat up again and reach a suitable temperature.
This is part of the normal operation of the water heating system and does not constitute a fault or equipment failure. The time needed for the water to reheat will therefore not entitle you to compensation, discounts or refunds.
Only if an actual fault is identified in the water heating system will we carry out the appropriate checks and take steps to try to resolve the issue as soon as possible.
Drinking water
The tap water at the villa is not safe to drink. We therefore recommend buying bottled water for drinking and general consumption.
Internet
The internet connection may depend on an external provider. We are not responsible for interruptions, faults or speed issues caused by that provider or by circumstances beyond our control.
If you report an issue to us, we will contact the provider and arrange a request for assistance. Response times may depend on their availability, the need for a technician’s visit or the supply of replacement equipment.
Faults in equipment and facilities
If any equipment or facility at the accommodation develops a fault or malfunctions during your stay, we will take the necessary steps to investigate the issue and try to resolve it as soon as possible. This includes, where applicable, the television, television reception system, and air conditioning or heating equipment.
Where a specialist technician, electrician or other authorised professional is required, arranging a visit or ordering a replacement part may take up to five working days, depending on the type of issue, service hours and the availability of professionals. In Mallorca, this timeframe may also be affected when technicians need to travel from Palma. The need to wait during this period will not, in itself, entitle you to compensation; we will take into account the nature of the fault, its duration and the steps taken to resolve it.
Repairs may sometimes require spare parts from suppliers in mainland Spain or other external suppliers. In such cases, repairs may take longer depending on parts availability and supply and delivery times. We will let you know when we have an estimated timeframe.
To allow us to investigate and repair the fault, you must provide access as agreed in accordance with the “Access to the accommodation during your stay” section. If you are away from the accommodation during an agreed visit, you must leave the keys in the key safe or in the location specified by our team. If you prevent access or fail to leave the keys where agreed, it may not be possible to investigate or resolve the fault. No compensation will be payable for any delay or any part of the issue directly resulting from this lack of cooperation.
If we resolve the issue during your stay or offer you a reasonable solution and act with due diligence, the fault will not, in itself, entitle you to compensation. Any subsequent complaint will be assessed in light of what happened, the measures taken and your rights.
30. Governing law and dispute resolution ↑
These terms and conditions and bookings made with Sealand Villas are governed by Spanish law, without prejudice to any applicable mandatory rules.
If a dispute arises in connection with your booking, you can contact us so that we can try to resolve it. If we cannot reach a resolution, the courts with jurisdiction under the applicable law will be competent to hear the dispute.
